The Parks—New all brick homes in Rock Hill, SC

The Parks, located in Rock Hill SC is one of the few new home communities that offers all brick homes and most certainly one of the very few that can do it in this price range.  The Parks is a community offered by Adams Homes.  In 1991 Adams homes was founded on over 20 years of experience and that experience has helped make them one of the fastest growing builders in the southeast. 

The Parks might fit into the range of some first time home buyers and you can definitely use an FHA loan to purchase here but for the most part I believe The Parks should be considered a middle move up community or a retiree/empty nester move down neighborhood.  The Parks is located close to the heart of downtown Rock Hill, it is close to the Piedmont Medical Center, and is very close to most anyone’s shopping and dining needs.  The homes run from a little over 2000 square feet to just under 4000 square feet
and start in the 210K’s.

More pending and more sold is a great for Rock Hill, SC.  Hopefully the trend will continue and we will have a great summer. Now is a great time to start thinking of listing or going ahead and starting your search.  Things are looking to pick up, even with a a little lull after the end of the first time homebuyers program has ended.

There were 126 homes listed as active at an average price of $210,165. 

4 properties were listed as contingent.
10 properties were conditional
27 properties were pending
23 properties were withdrawn
18 properties had expired

 The fifty seven sold properties had an average list price of $178,468 and an average sales price of $171,812.

Newport Lakes a New, New Home Community in Rock Hill, SC

Newport Lakes is a unique new home community in Rock Hill, SC.  Its uniqueness comes from how the community is laid out.  In one big section there is the standard True Home neighborhood and floor plans and in another section there is the Tribute Home section and floor plans.  Now many new home builders in our area will have different collections of homes, but what is different about this area is that the Tribute side is dedicated to creating a place for “downsizers” or retirees.

Outside of the great location in Rock Hill, Newport Lakes has a lot to offer.  Yes, it does have what they call a lake but I think if we are going to be honest it’s more of a pond.  As of right now there aren’t too many of the amenities in place but considering how much space they have there should be ample room to have walking trails and maybe a nice playground.

 The styles of homes in Newport Lakes are typical of Truehomes style.  Mostly three, four, and five bedrooms ranging from 1700 square feet to over 3000 square feet.  Some ranch but mostly two stories with one or two garages.  The bigger difference will come with the Tribute home styles.  It is my understanding that all of them are ranches and have many upgrades inside.  Some are two bedroom and others are three.  There are even a few floor plans with a bedroom upstairs.  Some call it a bonus, others call it a FROG. 

 The Tribute side is being billed as a retirement option that will give you the upgraded lifestyle you want without sacrificing affordability.

Hidden Forest is a Great Neighborhood, in Rock Hill, SC

Hidden Forest is a great neighborhood located Rock Hill SC.  There are many communities in Rock Hill that give that great small town, easy going, comforting feel to them.  Hidden Forest is just one of them.  It’s great to live in an area where you know you can find those hidden gems if you just give it a little effort. 

One of the many things I like about this neighborhood is the friendly neighbors.  I have family that live in the area and everytime I drive through I always see someone walking for exercise or walking the dog or kids playing in the yards or even sometimes the street. You get the feeling that if you move in there will be someone coming by the house with a cake or pie to welcome you to the neighborhood. 

The location is a main seller of this neighborhood also.  With so many attractions in the area, not to mention the proximity of Charlotte it is always nice to have a home base that is convenient to just about everything.  Hidden Forest is close to schools, grocery stores, shopping, dining, and I-77 will take you wherever you would like to go.

Glencairn Garden in Rock Hill, SC

I’ve lived in the Fort Mill/Rock Hill area for five years now and I feel like I witnessed the growth and completion of Glencairn Gardens.  Of course this park has been a part of Rock Hill for years and years.  I just happened to be around when the big push came to finish the job.  Big time Kudos to the leaders of Rock Hill down to the volunteers and donors who made this special place possible. 

After celebrating its 50th anniversary and seeing the completion of major expansion and enhancement projects, Glencairn Garden now offers eleven acres of beauty for residents and visitors to explore.

Enjoy a pleasant meandering stroll through the Water and Shade Garden and across the Japanese Bridge to the Cascade Fountain and Pond in the original section of the Garden.  Here you will also find the Performance Stage, the Wall of Whimsy, and many overlook areas with swings.  Sit a while and enjoy the calm and beauty that the Garden inspires.  The nearby Bigger House is surrounded by two showcase gardens containing an array of seasonal flowers.

As you continue your stroll, you will discover the Veterans Garden, a tribute to veterans of the past, present and future. In this area you will also find the Overlook Plaza, the Outdoor Classroom, and the second Cascade Fountain and Pond.  In addition to these special places you should also check out the Glencairn Garden Learning Center as well as the Bigger House and Patio where you can find out more about the history of the Garden.

 Not a terrible January in Rock Hill, SC.  Not a ton of sold homes but we never expect too much from the very beginning of the year.  The market still feels like it is heating up. Hopefully the weather will too. Bringing the Dream of Homeownership Within Reach

As part of its plan to stimulate the U.S. housing market and address the economic challenges facing our nation, Congress has passed new legislation that:

  • Extends the First-Time Home Buyer Tax Credit of up to $8,000 to first-time home buyers until April 30, 2010.
  • Expands the credit to grant up to $6,500 credit to current home owners purchasing a new or existing home between November 7, 2009 and April 30, 2010.

Here is more information about how the Extended Home Buyer Tax Credit can help prospective home buyers become part of the American dream. If you have specific questions or need additional information, please contact a tax professional or the Internal Revenue Service at 800-829-1040.

 Who Qualifies for the Extended Credit?

  • First-time home buyers who purchase homes between November 7, 2009 and April 30, 2010.
  • Current home owners purchasing a home between November 7, 2009 and April 30, 2010, who have used the home being sold or vacated as a principal residence for five consecutive years within the last eight.

To qualify as a “first-time home buyer” the purchaser or his/her spouse may not have owned a residence during the three years prior to the purchase.

Which Properties Are Eligible?

The Extended Home Buyer Tax Credit may be applied to primary residences, including: single-family homes, condos, townhomes, and co-ops.

 How Much Is Available?

The maximum allowable credit for first-time home buyers is $8,000.

The maximum allowable credit for current homeowners is $6,500.

How is a Buyer’s Credit Amount Determined?

Each home buyer’s tax credit is determined by two additional factors:

  1. The price of the home.
  2. The buyer’s income.

Price

Under the Extended Home Buyer Tax Credit, credit may only be awarded on homes purchased for $800,000 or less.

Buyer Income

Under the Extended Home Buyer Tax Credit, which is effective on November 7, 2009,  single buyers with incomes up to $125,000 and married couples with incomes up to $225,000—may receive the maximum tax credit.

Manchester Village, A Special Townhouse Community in Rock Hill, NC

rock_hill_manchester_villageManchester Village in Rock Hill, SC is one of those neighborhoods that I have always liked.  It’s a townhouse community located just off of interstate 77 at exit 79 (Dave Lyle Blvd.).  For such a great location, Manchester Village doesn’t have that right in the middle of things feel.  Even though it is.  It is within walking distance of some of the best
shopping and dining anywhere in Rock Hill.

 Harry and Jeans, O’Charleys, Chilli’s, Longhorn Steakhouse, and Ruby Tuesdays, are just a few of the restaurants.  Target, Best Buy, Wal-Mart, Lowes and many other shops are also in the vicinity.  The Galleria Mall and the Manchester Cinema round out the list of attractions available.  All in all for this type of home you really cannot beat the location. 

If you have ever been in a townhome community you might have been struck by the drabness of them.  It’s tough to get excited about the same old same old construction.  Manchester Village does a marvelous job of avoiding this.  Of course you can’t get around the construction that constitutes the definition of a townhouse (row after row of connecting homes) but you can make a difference.

When you arrive at Manchester Village you immediately get the impression of a comfortable community.  Wide streets are lined with sidewalks, trees and quaint old style light posts.  Every other townhouse is a different style of brick or vinyl, breaking up what could be a monotonous view.  Brick and wooden fences enclose the front of the townhouses.  The rears of the homes are fenced off and semi secluded.

Christmasville in Old Town Rock Hill, SC

santaYes folks it’s that time of the year again. Christmasville in Rock Hill.  Nothing like it. This years fourth annual festival is overflowing with more than 70 different activities for all ages.  Including favorites like: Reindeer Romp 5K, the Holiday Market Place, horse drawn carriage rides, strolling carolers, historic tours, and the Vernon Grant exhibit and outdoor art displays.  Some great new additions include: Colgate Country Showdown Southeastern Regional music competition, Chimpfabulous! (you are just going to show up to see this one), gnome naming, candy cane hunt, Christmas Karaoke (not sure about this one), outdoor gaming for teens, and stories and anecdotes from Vernon Grant (Rock Hill’s adopted son and whose art has inspired this event and a few others) as characterized by award winning actors.

Don’t even get me started on the food. From the Chili and Brunswick Stew cook-off to the tasty food selections of sweet treats and hearty meals, the aroma of tempting holiday delights will fill Old Town Rock Hill.

The children will have a blast at the winter carnival in Polar Bear Park, the Snow Village with 20 tons of real snow, and the numerous appearances of North Pole gnomes, the Grinch, Mother Goose, and of course Santa! All four days of Christmasville in Rock Hill will of course have plenty of arts and crafts, Yuletide workshops, and Christmas music and concerts.

Chosen as South Carolina’s Event of the Year for the past two years and selected as a Top 20 Event in the Southeast for 2009, Christmasville has proven to be a festival like no other. Make sure to put this on your calendar for December 3-6 and experience the magic and merriment of ChristmasVille 2009 in Old Town Rock Hill!
