
Step 3-Get loan approval.
Few people can buy a home for cash. According to the National Association of REALTORS® (NAR), nearly nine out of 10 buyers finance their purchase, which means that virtually all buyers — especially first-time purchasers — required a loan. The real issue with real estate financing is not getting a loan (virtually anyone willing to pay lofty interest rates can find a mortgage). Instead, the idea is to get the loan that’s right for you — the mortgage with the lowest cost and best terms.
Rock Hill Realtors routinely suggest that consumers start the mortgage process well before bidding on a home. Many lenders (the sources of money) and programs, for example, are available right here in the finance section of Realtor.com as well as through recommendations from local Rock Hill Realtors. By meeting with lenders — either online or face to face — and looking at loan options, you will find which programs best meet your needs and how much you can afford.
Rock Hill Realtors also recommend pre approvals for another reason: Purchase forms often require buyers to apply for financing within a given time, in many cases, seven to 10 days. By meeting with loan officers in advance and identifying mortgage programs, it won’t be necessary to quickly find a lender, check credit, and rush into a financing decision that may not be the best option.
What is it?
“Pre-approval” means you have met with a loan officer, your credit files have been reviewed and the loan officer believes you can readily qualify for a given loan amount with one or more specific mortgage programs. Based on this information, the lender will provide a pre approval letter, which shows your borrowing power. You can visit as many lenders as you like and get several pre-approvals, but keep in mind that each one carries with it a new credit check, which will show up on future credit reports.
Although not a final loan commitment, the pre approval letter can be shown to listing brokers when bidding on a home. It demonstrates your financial strength and shows that you have the ability to go through with a purchase. This information is important to owners since they do not want to accept an offer that is likely to fail because financing cannot be obtained.
How do you get pre-approval?
Rock Hill real estate financing is available from numerous sources, including lenders here in the finance section of Realtor.com, mortgage companies that have worked with local REALTORS® and in some cases, individual REALTORS® themselves. Based on his or her experience, the Rock Hill REALTOR® may suggest one or more lenders with a history of offering competitive programs and delivering promised rates and terms.
The loan officer will carefully review your financial situation, including your credit report and other information. The lender will then suggest programs which most-closely meet your needs. For instance, a first-time buyer may qualify for state-backed mortgage programs with little money down and low interest rates, while a repeat purchaser (someone who has bought a home before) with more equity (money invested in the home) might want to get a 15 year loan and the lower overall interest costs it represents. Typically, Rock Hill first-time buyers opt for the traditional 30-year loan, with either a floating interest rate or a fixed rate of interest over the life of the loan.

I love this time of the year. It’s not that I’m overly mushy about the holidays, it’s that the climax of college football season is close and I freakin’ love the weather. Another reason to smile this time of year if you live in the Rock Hill/Fort Mill area is the Christmasville festival. This could easily be just some local shindig open to a very narrow section of society. But awards like South Carolina’s Event of the Year for the 4th time in a row show us that Christmasville in Rock Hill is a big time festival that appeals to all audiences.
There will be singing and dancing, great food and games, and the kids will go wild with all of characters that are promised to be on hand day and night. Folks I’ve have gone to this festival for the last few years and I have really enjoyed it. I’m single with no kids and I still had a smile on my face. This year my oldest nephew is three and I can’t wait to see the look on his face when we start showing him all this stuff. Stuff, what a descriptive word. Not ambiguous at all. But that is the best you are going to get from me this year. The Chritmasville online brochure is eight pages long. I’m not listing out all of the activities this year. If the link I provide doesn’t work, or you can’t open up a PDF file let me know and I will mail you one. But be quick, this event starts on Dec. 1 and ends on Dec. 4. Don’t worry you’ll still get the old faves like the ice rink, Santa’s workshop, the snow village, and carriage rides. You will also some new ones that sound pretty fun. And last but not least a tip of the hat to Vernon Grant and his wonderful imagination.

OK folks, this is going to be a new series from me on my Rock Hill real estate blog and my Fort Mill real estate blog. While my first hope is that you the reader find this post informative it will also enable me to better serve my clients by being abreast of all the new home communities deals. I have tried to find a way to make this post flow but so far I have been unsuccessful so please give me a pass if this seems a little choppy.
Lets start with Ellis Pond from True Homes. As of right now there is no incentive other than closing cost assistance. This might change when this Ellis Pond comes more online. It is a brand new True neighborhood.
Sweetwater Plantation is an Eastwood Homes neighborhood. Right now there are three sections in Sweetwater. The incentives on the Reserve section are free upgrades through out the home including five piece master bathroom, hardwoods, ceiling fans, 36″ cabinets and a few more. Also you will recieve closing cost assistance.
Chapel Gate and The Woodlands from Dr Horton offers half off options up to 15K and they will kick in 2% of sales price for closing costs. Chapel Gate and The Woodlands are both represented by Fae Moore.
Creeks Edge and The Parks are two Rock Hill neighborhoods that are Adams Homes communities. The incentives are 10K in free upgrades when you build and closing cost assistance when you use a preferred provider. A good thing about Adams Homes is that they have a pretty broad list of lenders. And remember, Creeks Edge is in close-out phase. Contact Mellisa at The Parks for what is available at Creeks Edge.
Roddey Park is another True Homes neighborhood. Yes, you will see True a lot if you are looking for a new home in Rock Hill or Fort Mill. They seem to be taking over many neighborhoods. The incentive for Roddey Park is closing cost assistance.
Newport Lakes, another True neighborhood in Rock Hill. You get closing cost assistance and 5K true style package that includes feature upgrades.
Summerwood from True you get closing cost assistance and the 5K true style package.
Crystal Lakes, which is a beautiful neighborhood from Mercedes Homes, has closing cost assitance and 15K in upgrades when you build.
The LiveWell homes community of Riverwood is one of the only neighborhoods that will build you a full brick home for under 200K. Riverwood also qualifies for 100% USDA financing. Riverwood will give you 5K in upgrades and closing cost assistance.
I know I’m missing out on some of the smaller builders but I hope to include them next month.

Hello again folks. This one is going to be a little shorter than normal. I started writing this a few weeks ago with the idea of keeping you informed on all of the deals and buyer incentives available from new home communities in Fort Mill and Rock Hill. After further review (it is the time of the year for a football reference) the ruling in my brain has been overturned. I am going to write one blog a month on all of the new home community deals and incentives. My plan is to pen this info at the beginning of the month using the general rule of thumb that builders choose to change their programs at that time. Right now I am in the process of generating a list of all communities and who the onsite agents are. It is a little shocking to me the turnover of these guys and the percentage that didn’t bother to call me back. I like working with the same person because you know what you are getting into, good or bad. So when we get together and view a few neighborhoods I’ll have the inside scoop on who is on top of their game. Below is what I started on originally. The blog will be a short two or three lines with name of community, builder, and incentives.
Creeks Edge is a new home community in Rock Hill SC. Right now Adams Homes is the only builder in Creeks Edge. Having said that, if you do find that you really like the community there will be a number of resale homes available. The short and sweet of Creeks Edge is that it is a USDA 100% financing approved community located on the west side of Rock Hill off of highway 274. Most of the neighborhood was built by Scenic Homes but what is left has been built or will be built by Adams Homes. Creeks Edge has two spec homes available now and plans to add two more. There are only a couple of lots left. The current incentives are $10,000 in free options when you build or an additional $5000 in closing costs. Let’s face it folks, if they want to finish up that neighborhood they really might be willing to wheel and deal. Contact a local Rock Hill Realtor (yes, that’s me) who will use his tools, skills, and knowledge to get you the best deal possible.

Hello again folks. I hope you have had a nice week and you have a great attitude about starting a new one. First let me apologize the the wonderfull people of York city. I had it in my head that the festival started this upcoming week. And now it looks like I completely missed the new beginning to the festival. For those of you who are learning with me, the festival this year kicked off last week in the city of York with some great free music at The Brandon House, The Cole Yard, and then a concert at The Sylvia Center. Being a Rock Hill Realtor I am in York often, especially the court house for the foreclosure auctions. I usually grab a bite while I am there and always enjoy the atmosphere of this quaint town.
Now on to what we can see. Or at least what I can see! This year the part of the festival in Rock Hill will start Thursday September the 29th. From 5:30 to 9:30 the Main Street Live and Kick-off Event is a free family friendly concert featuring music by Queen’s Collective. This question is not specific to one person I have met. Many folks ask me some version of this all the time. Here is the short version. I say short version because there are many different types of REO (real estate owned) properties available. Most people call them HUD homes because that’s what they have heard before. For the record I will be using HUD instead of REO because search engines like it.
Question: What is a general rule of thumb for purchasing a Rock Hill HUD home for sale by the # of days on the market. i.e, 10 days 85 – 88%; 30 days, 60 days, and 90 days ? I want to bid on a Rock Hill HUD home for sale that’s been on the market over 90 days. I cannot find any advice on (in general terms) what to bid based on the days on the market. I know other factors should be included in my decision, so I just need a general idea.
Answer: There are a lot of things to take into consideration when dealing with Rock Hill HUD homes, and you are dealing with government and banking bureaucracies so anything goes from their end, although they expect you to play by their rules.
HUD actually has their homes for sale appraised when they go on the market which would indicate what value the Rock Hill home could get financing for in today’s environment. I say today’s because it is as of the day it was appraised, which can actually be weeks or sometimes months before it actually hits the market. While the Rock Hill home for sale today may have been on the market for 90 days, the appraisal could potentially be older than 120 days. The appraisal could be 5 or 6 months old. You never know what can change in a Rock Hill neighborhood in that time.
The best way to go about putting in a strong bid is to have your REALTOR® pull the comparable homes for sale in the area, compare the condition of the home to other homes for sale and sold in the area, and use the comparison to determine where you want to bid on a Rock Hill home. Even more factors can go into your bid amount. If you are a cash buyer, you can generally reduce your bid on a home further, because HUD likes cash buyers on homes for sale that have been on the market for a while. There is not a simple “percentage formula” that you can use. It all depends on the comparable homes for sale and your specific situation.
Find someone that is familiar with buying a Rock Hill HUD home and is familiar with the area where you want to live. If you are not already working with an agent, I would be happy to help you in any way that I can.
The next two bits of news are taken from other news sources. I know this is my Rock Hill SC real estate blog and I do attempt to keep things local but I thought that this time it might be nice to hear a bit of good news. Also, ignore the guys crack about lenders. He’s just taking a shot. I work with a number of financial institutions in Rock Hill and you do not have to have perfect credit to be approved for a loan.
1. Existing homes sales up big time from a year ago.
Existing-home sales declined in July from an upwardly revised June pace but are notably higher than a year ago, according to the National Association of Realtors®. Monthly gains in the Northeast and Midwest were offset by declines in the West and South.
Total existing-home sales, which are completed transactions that include single-family, townhomes, condominiums and co-ops, fell 3.5 percent to a seasonally adjusted annual rate of 4.67 million in July from 4.84 million in June, but are 21.0 percent above the 3.86 million unit pace in July 2010, which was a cyclical low immediately following the expiration of the home buyer tax credit.
Lawrence Yun, NAR chief economist, said there is a tug and pull on the market. “Affordability conditions this year have been the most favorable on record dating back to 1970, but many buyers are being held back because banks are offering financing to only the most highly qualified borrowers, ignoring a large share of otherwise creditworthy buyers,” he said. “Those potential buyers represent the difference between an uneven recovery and a much more robust housing market that could stimulate additional economic activity and create jobs.”
According to Freddie Mac, the national average commitment rate for a 30-year, conventional, fixed-rate mortgage was 4.55 percent in July, up from 4.51 percent in June; the rate was 4.56 percent in July 2010. Last week, Freddie Mac reported the 30-year fixed rate dropped to 4.32 percent.
2.Mortgage rates hit new depths
I’ll paraphrase some of this. The thoughts above come from Realtor.org. As a member I have the right to use the information whenever I choose. This next part is chopped out of a story from Inman. The jist of it is that rates are at historic lows. The reasons are long a kind of technical but the consensus seems to blame market instability. I’ve been banging the drum about how conditions are great for someone thinking about buying. Think about getting locked in at a 4.15 rate. Wow.
Freddie Mac’s latest Primary Mortgage Market Survey showed rates on both fixed- and adjustable-rate mortgages continuing a three-week slide to hit new record lows. Rates on loans tracked by Freddie Mac are now nearly a full percentage point below 2011 highs seen in February. Rates on 30-year fixed-rate mortgages averaged 4.15 percent with an average 0.7 point for the week ending Aug. 18, down from 4.32 percent last week and a 2011 high of 5.05 percent in February, Freddie Mac said. That’s a new all-time low for 30-year fixed-rate loans in Freddie Mac records dating to 1971, surpassing the previous record of 4.17 percent set during the week ending Nov. 11, 2010.

Tennis Center in Rock Hill SC
OK, I’m not a big tennis player. As a matter of fact I rarely to never play tennis. But one of the reasons I write this blog (other than to highlight the Rock Hill Real Estate and Homes website) is to familiarize folks coming in from out of town with how many different activities there are in Rock Hill. And also remind the folks that live already live in the Fort Mill/Rock Hill area what we have going on. We are not just a spot for people to move from Charlotte to save money on taxes. Big smile.
Since it’s opening in March of 2005, the Rock Hill Tennis Center has become the focal point of activity for tennis players all across the area. The Center provides a top notch facility for local tennis enthusiasts and tournament play. The RHTC is also a member organization of the US Tennis Association and works closely with the Association to offer sanctioned tournaments, leagues, and other USTA sponsored activities. I also think it’s pretty neat that when they hold tournaments, they will team up with the city of Rock Hill and Winthrop U to utilize all of the courts in the area. Not hard to see that whether it’s meeting friends, getting lessons, group clinics or tournaments, there is always something going on.
Before I forget to mention it, there is a fee for using the facilities. You can become a member or just pay non-member pay as you go fees. You can call them up at (803) 326-3842 or swing by and get the pricing info while you check out the amenities.

OK folks, I am going to write this blog about The River Park in Rock Hill but it will not contain all of the info there is about it. Anyone in Rock Hill who has taken advantage of this unique community area will realize I am leaving stuff out. If you find yourself intrigued do some extra research for there are a ton of activities at this place. To start with it is the perfect place to learn about the delicate balance between man and our natural resources. There are many trees throughout the park that are identified with markers along the trails that provide info about the natural surrounding and inhabitants. As the park continues to grow, the unique natural habitat will always be respected.
At River Park in Rock Hill everyone can enjoy the environmentally sensitive 70 acres on the smooth flowing Catawba River. Many miles of wooded trails, including handicapped accessible trails, wander through the park and along the scenic river. You can picnic, hike the trails, canoe or Kayak, all the while enjoying the plants, birds and animals in a peaceful, undisturbed setting. (until the family with a few wailing kids come by)

I know what you’re going to say. “Rock Hill? Come on Pauly, are you kidding me. This is the Rock we are talking about.” And to you I say Yes, Rock Hill has some pretty great neighborhoods that have homes that absolutely come under the title of Rock Hill luxury homes. While there are quite a few that fit the definition of upscale home, today I’ll mention a couple that I know better than others. All Rock Hill luxury homes will have many things in common. You’ll get the hardwoods, granite, upscale hardware, bathrooms that are bigger than my first apartment, and lots that allow you actually enjoy your yard without your neighbor 20 feet away.
But with some neighborhoods like Meadow Lakes II you get the beautiful lakes to break up the drive to your house and hopefully gaze at from your back porch. Waterford Glen on the other hand give you the pleasure and convenience of a golf course on property. Laurel Creek has a great central location and with so many neighborhoods and styles of homes to choose from it’s a great place to start your search. Harlinsdale, Holland Springs, and Larne Glen round out the special neighborhoods I like.
Bottom line folks, you can get an upscale Rock Hill luxury home. And these homes are not immune from the state of the housing market. I’m not saying you are going to save hundreds of thousands of dollars, but you can find a deal in the luxury home price point.

As much as I like this festival I can’t figure out how it sneaks up on me every year. If you are anywhere close to Rock Hill this weekend you should make an effort to check out what this special event is all about. This year there are over 70 different activities for folks of all ages. There are traditional favorites like the horse drawn carriage rides, the holiday market place, strolling carolers, outdoor art displays, and the Colgate Country Showdown Southeastern finals. This year they have also added over a dozen new
activities. These include an ice skating rink at Polar Bear park, a new children’s museum inspired by Vernon Grant’s art, a winter carnival with carousel, a doll and teddy bear show, a journey to Bethlehem, Santa’s salute to the troops, and the debut of a full
length play about the life of Vernon Grant. One of Rock Hill’s favorite sons whose art inspired this event.
You are going to throw the diet out the window when you get a whiff of the aroma of Christmasville’s tempting holiday treats. Including A Taste of Christmas, the Chili and Soup cook-off, and the yummy food selections of sweet treats and hearty meals for all appetites. The kids will love the 20 tons of real snow, a lighted parade, and the multiple appearances of North Pole gnomes, the Grinch (boo), Mother goose and even Santa himself. All four days of Christmasville activities will be tied together with arts, crafts, Yuletide workshops, and Christmas music and concerts. This is going to be a lot of fun again this year!

I decided to write about Rock Hill foreclosures because just about everyone seems to ask about them whether they are clients or not. It’s no big secret nowadays that the foreclosed homes market is much larger than it has been in recent history and the number of people buying foreclosed homes is on the rise. All in all the foreclosure listings are something that all buyers should at least look into. Don’t get me wrong, not all Rock Hill foreclosures are great deals or are in the best of shape but you have to look around, have some vision and hopefully find that gem.
There are many resources you can use to look up Rock Hill foreclosures. Yes, you guessed it, the first place you need to look is with your friendly neighborhood Rock Hill Realtor. Other sources include the HUD website and the Fannie Mae website. These are the two main conduits for finding foreclosure homes that are now owned by the government. How this works is a bank writes a mortgage based on government guidelines and in turn the government authority will back the loan for the lending institution. Think FHA, VA, and Fannie Mae (known now as Homepath Financing). And then there are other websites that will provide you with foreclosure data but I recommend checking around and asking people for feedback. Many of these sites ask for a fee and some of the data is old or just plain wrong. Again, contact a Rock Hill Realtor and have them run a search for bank owned properties. You should receive the most update info.

I’ve been waiting for this Rock Hill festival to come back around all year long. Even though I can’t claim I’m a blues and jazz enthusiast, I do enjoy sitting back every now and then with some jazz tunes and just allow myself to relax. One of the reasons I have been fascinated by jazz is trying to figure out how something so seemingly chaotic can sound so good. Last year was my first time going (I was dragged by a friend) and I enjoyed it immensely. Old Town Rock Hill has easy parking and some pretty good venues.
Now in its sixth year, the Old Town Blues & Jazz Festival draws thousands of people from York County and throughout the southeast, showcasing some of the best blues and jazz entertainment in the region. Presented by the Arts Council of York County, the festival runs from September 30 and runs through October 2. Per usual there should be
plenty of vendors to keep you tummy satisfied and your glass full. I can’t give a personal reference for all of the artists but here is a list of them, their times, and their venues.

Palm Tree Cove II is a new community in York county close to Rock Hill SC just off of Lake Wylie. Not to be confused with Palm Tree Cove phase one. Phase one has a bunch of 400K priced homes. Phase two has a much easier to swallow price point. The only way I found this one was by a sign stuck in the ground by the side of the road if you can believe it. I became curious and decided to do some research.
What I found was an interesting piece of property. First of all these are pretty big houses on pretty big lots all priced in the 200’s. You don’t find that in the Rock Hill area too often much less in a development this close to Lake Wylie. And that’s another thing.
These homes and lots have a York address but are on a peninsula on Lake Wylie. Even not being right on the lake, the Allison Creek public boat ramp is just up the road.
So, armed with the considerable info I can look on with my MLS I decided to take a ride and check out the neighborhood. This is how I found out about the proximity to Lake Wylie and the boat ramp. Palm Tree Cove II is a sprawling neighborhood surrounded by the lake and other neighborhoods that have a much higher price tag. Not to shabby.

The Woodlands in Rock Hill is back from the dead. It does my heart good to write this blog this week. It seems like so often over the last two years I hear stories from different individuals who lived through or know someone who is living through having purchased a home in a new neighborhood and the builder goes belly up or just pulls out. These folks are left with a feeling of helplessness and frustration and unfortunately there is nothing they can do about it. They are stuck with a (usually) big loss in value and a view from their front porch of a barren field dotted with white poles.
That’s exactly what The Woodlands looked like when Standard Pacific pulled out. But this Rock Hill neighborhood is making a comeback. D. R. Horton and Essex Homes are the two homebuilders taking over. It’s a little early to tell, but I don’t think there will be a huge drop off in the price point. Maybe a little more with Essex than D.R. but it sure
is better than a field of poles. There is talk of adding a cabana and a recreation area with a pool. And when I say that it’s close to schools I mean that India Hook Elementary is right on the grounds. It is one of the newer Rock Hill schools.

Summerfest sizzles! The White Rose City of York, a quaint Upstate locale that proudly lays claim to the second largest historic district in the Palmetto State, welcomes you to Summerfest 2010. The Parks, located in Rock Hill SC is one of the few new home communities that offers all brick homes and most certainly one of the very few that can do it in this price range. The Parks is a community offered by Adams Homes. In 1991 Adams homes was founded on over 20 years of experience and that experience has helped make them one of the fastest growing builders in the southeast.

Newport Lakes is a unique new home community in Rock Hill, SC. Its uniqueness comes from how the community is laid out. In one big section there is the standard True Home neighborhood and floor plans and in another section there is the Tribute Home section and floor plans. Now many new home builders in our area will have different collections of homes, but what is different about this area is that the Tribute side is dedicated to creating a place for “downsizers” or retirees.
Outside of the great location in Rock Hill, Newport Lakes has a lot to offer. Yes, it does have what they call a lake but I think if we are going to be honest it’s more of a pond. As of right now there aren’t too many of the amenities in place but considering how much space they have there should be ample room to have walking trails and maybe a nice playground.
The styles of homes in Newport Lakes are typical of Truehomes style. Mostly three, four, and five bedrooms ranging from 1700 square feet to over 3000 square feet. Some ranch but mostly two stories with one or two garages. The bigger difference will come with the Tribute home styles. It is my understanding that all of them are ranches and have many upgrades inside. Some are two bedroom and others are three. There are even a few floor plans with a bedroom upstairs. Some call it a bonus, others call it a FROG.

Hidden Forest is a great neighborhood located Rock Hill SC. There are many communities in Rock Hill that give that great small town, easy going, comforting feel to them. Hidden Forest is just one of them. It’s great to live in an area where you know you can find those hidden gems if you just give it a little effort.
One of the many things I like about this neighborhood is the friendly neighbors. I have family that live in the area and everytime I drive through I always see someone walking for exercise or walking the dog or kids playing in the yards or even sometimes the street. You get the feeling that if you move in there will be someone coming by the house with a cake or pie to welcome you to the neighborhood.
The location is a main seller of this neighborhood also. I’ve lived in the Fort Mill/Rock Hill area for five years now and I feel like I witnessed the growth and completion of Glencairn Gardens. Manchester Village in Rock Hill, SC is one of those neighborhoods that I have always liked. It’s a townhouse community located just off of interstate 77 at exit 79 (Dave Lyle Blvd.). For such a great location, Manchester Village doesn’t have that right in the middle of things feel. Even though it is. It is within walking distance of some of the best
shopping and dining anywhere in Rock Hill.
Harry and Jeans, O’Charleys, Chilli’s, Longhorn Steakhouse, and Ruby Tuesdays, are just a few of the restaurants. Target, Best Buy, Wal-Mart, Lowes and many other shops are also in the vicinity. The Galleria Mall and the Manchester Cinema round out the list of attractions available. All in all for this type of home you really cannot beat the location.
If you have ever been in a townhome community you might have been struck by the drabness of them. It’s tough to get excited about the same old same old construction. Manchester Village does a marvelous job of avoiding this. Of course you can’t get around the construction that constitutes the definition of a townhouse (row after row of connecting homes) but you can make a difference.
When you arrive at Manchester Village you immediately get the impression of a comfortable community. Wide streets are lined with sidewalks, trees and quaint old style light posts. Every other townhouse is a different style of brick or vinyl, breaking up what could be a monotonous view. Brick and wooden fences enclose the front of the townhouses. Yes folks it’s that time of the year again. Christmasville in Rock Hill. Nothing like it. This years fourth annual festival is overflowing with more than 70 different activities for all ages. Including favorites like: Reindeer Romp 5K, the Holiday Market Place, horse drawn carriage rides, strolling carolers, historic tours, and the Vernon Grant exhibit and outdoor art displays. Some great new additions include: Colgate Country Showdown Southeastern Regional music competition, Chimpfabulous! (you are just going to show up to see this one), gnome naming, candy cane hunt, Christmas Karaoke (not sure about this one), outdoor gaming for teens, and stories and anecdotes from Vernon Grant (Rock Hill’s adopted son and whose art has inspired this event and a few others) as characterized by award winning actors.
Don’t even get me started on the food. From the Chili and Brunswick Stew cook-off to the tasty food selections of sweet treats and hearty meals, the aroma of tempting holiday delights will fill Old Town Rock Hill.
The children will have a blast at the winter carnival in Polar Bear Park, the Snow Village with 20 tons of real snow, and the numerous appearances of North Pole gnomes, the Grinch, Mother Goose, and of course Santa! All four days of Christmasville in Rock Hill will of course have plenty of arts and crafts, Yuletide workshops, and Christmas music and concerts.
Chosen as South Carolina’s Event of the Year for the past two years and selected as a Top 20 Event in the Southeast for 2009, Christmasville has proven to be a festival like no other.
