There were a total of 20 properties on the market with the average list price of $408,834

4 property were conditional.
3 properties were pending.

There were a total of 14 properties sold for an average of $455,629 and were on the market for an average of 62 days.  The average list price for these units was $460,265.
There were 7 properties withdrawn and 1 expired listings.

Sardis Pointe is a wonderful neighborhood located in Matthews.  These all brick homes have well landscaped lawns and great curb appeal.  Many expensive neighborhoods in Charlotte have seen a drastic price reduction over the past 18 months, but not Sardis Pointe.  Sardis Pointe offers a great value to any resident or prospective owner.  Although the statistics may show differently, the reality is the price per square foot hasn’t dropped much in comparison to other high priced neighborhoods in the Matthews and South Charlotte areas.

Sardis Forest is a cozy neighborhood located in Matthews.  This well established community is located off of Sardis Road and inside HW 51.   This community is in the heart of Matthews and only minutes from South Park Mall, Uptown Charlotte and The Arboretum.   The price per square feet is really hard to beat for this area of Charlotte.

Since January 1st, 2009 there have been a total of 18 houses sold. The average square feet per house sold was 1,974 and had 3 bedrooms and 2 full baths.  The average List Price was $205,872 and had a Sales Price of 197,097.  The average days on the market for these properties were only 84 days.  

Currently there are 17 houses for sale in Sardis Forest.  The prices of these listings range from $174,900 to 245,000.
