Quaint Fort Mill Community You Might Like to Visit

Quite often I find myself touring homes and neighborhoods in and around Fort Mill, SC to make sure I have familiarized myself with what is available in my market. I found this community one day while touring/previewing homes for a client. Quaint and peaceful are two of the adjectives I would use to describe Ashford. Even though I have been in a number of the homes for work, I am always pleased when someone new wants to go for a visit.
As soon as you turn in you can see that the homes in this neighborhood are something special. This is not some cookie cutter community. You follow the winding, sloping streets and every curve affords you a different view of uniquely designed homes. I would consider this an upscale area to live but Ashford seems to make it feel comfortable.
Comfort without the highbrow stuffiness, yeah that sounds about right.
The square footage ranges from about 2600 to 3900. Homesites with basements tend to give you a little more. Prices can range from about the mid 300’s to around 500K. Some a little more and some a little less. Let’s be honest with ourselves here, the homes on the water are going to be the pricey ones.
“On the water” is a great definition of Ashford. The body of water this community surrounds is a bit too big to be called a pond but can’t be called a lake either. There is a trail for a part of the bank and also a gazebo at one end to sit and enjoy the setting.
Statistics are readily available for Ashford on the Water. For additional info on this community or any other neighborhoods please visit Fort Mill Real Estate.

5 Big Impact-Lower Cost Remodeling Projects
If you would like to try a few remodeling projects but don’t have a huge budget, here are a couple of ideas. And don’t be a fool. Hire a contractor.
1. Install granite tile instead of a slab.
Everyone seems so fired up to install granite countertops but then slow down and do nothing when they see this could be a roughly $5000. Instead, try putting in 12-inch granite tiles for around $300 in materials and get a very high impact for the money.
2. Freshen up a bathroom without retiling.
With a dated bathroom (and you will run across some beauties in Fort Mill), try putting in a new medicine cabinet, vanity, light fixtures and faucet. Instead of replacing the tile, which can be a big job, the existing grout can be lightly scraped and regrouted which leaves a haze that can be buffed out and will make the tile look brand new.
3. Add a breakfast bar.
In many older homes, there is a wall that separates the kitchen from the family room. These sectioned off homes tend to not have the openness and flow of the floorplans of newer homes. If possible, cut out an opening leaving any load bearing structures or electrical components intact. Add an oversized granite breakfast bar, and put chairs in front of it.
4. Straighten up kitchen cabinets.
Potential buyers will and do open up your cabinets and look inside. Try adding rollout organizing trays so when they peak in they feel like there is a lot of room for their stuff.
5. Spruce up cabinet fronts.
Hey guess what, old cabinets look old. Go price out what it will cost to have the cabinets replaced and you will understand why replacement is not on the list. Remember words like recondition and reface. There are companies out there that will recondition or reface your cabinets for a price less than replacing. It just depends on how much you do.
Extra one
Replace light fixtures. Most people know this one. In the foyer, bathroom and kitchen are great places to start.

Two Great Communities on Pleasant Rd in Fort Mill cont.
I visited two great communities on Pleasant Road in Fort Mill this week. It surprised me that I had not had an occasion before now to notice them. They are Catawba Village and Beacon Knoll. Two very appealing communities at different points on the economic spectrum.
Last week I talked about CV, this week I will make a few comments on Beacon Knoll. Firstly you cannot imagine a more visually impressive community. When you first drive into the neighborhood you are struck by the well maintained entrance. A clean and inviting area that starts with a tree lined drive that spits the road and announces that you are entering a special place. The folks who developed Beacon Knoll knew from the beginning that they were designing a neighborhood that would make homeowners proud to live there and pleased at the reaction visitors would feel.
Beacon Knoll offers a variety of amenities including a clubhouse, swimming pool, lighted tennis courts, playground, and an outside basketball court. Several large ponds give a great background to the community and are stocked for fishing.
As previously mentioned BK is right next to the NC border. Located only 15 minutes to the Carolina Place Mall and 5 minutes to I77 Beacon Knoll is convenient to both great shopping and some of the best dinning this area has to offer. And of course if you don’t wish to make the trek into NC you can always run down to Baxter Village for some special shopping and dining even closer to home.
And last but not least there is it’s location in Fort Mill which offers award-winning schools and a family oriented atmosphere. Beacon Knoll is worth a strong first look if you are considering this area as a place to make your home.

Two Great Communities on Pleasant Rd in Fort Mill
I visited two great communities on Pleasant Road in Fort Mill this week. It surprised me that I had not had an occasion before now to notice them. They are Catawba Village and Beacon Knolls. Two very appealing communities at different points on the economic spectrum.
I now consider Catawba Village to be one of my favorite townhome communities in Fort Mill. Its location in regards to proximity to Uptown Charlotte is only rivaled by Cole Creek, another townhome community on the NC/SC border. The interiors of the units are spacious and open while the outsides are painted gaily with bright colors. I think the colors are called pastels. Either way the unique choices make Catawba Village stand out from the vast majority of townhome communities around. To top things off Catawba Village has a great clubhouse and a pool that blows away the rinky dinky pools you usually find in most communities.
Catawba Village also had another big surprise for the townhome shopper or first time home buyer. It’s the price. Now of course you can’t exactly believe the starting price of $86, 900. Sometimes certain things are left of that you might want to come up with that price, but you can get a nice unit for not much more. Catawba Village has four models and five floor plans. The square footage runs from 932 to 1410. You can own a one or two story townhome and have two or three bedrooms. We will continue with Beacon Knoll next week. I was not aware I was going to write so much about Catawba Village.
