Carowinds in Fort Mill SC is a 398 acre them park just off I77 that staddles the NC/SC border. So to be precise it is located in Fort Mill and Charlotte. If you have never been remember to use the Fort Mill address if you are using a GPS. Carowinds was originally designed to be a resort type attraction but due to many factors ended up staying an amusement park. Over the years and changes of ownership the southern Carolina theme has become more of a telivision/movie/entertainment theme.
While the Fort Mill park opens in March, one of the main attractions of the year is the annual Scarowinds event that starts in September and concludes in October with the closing of Carowinds for the season. Scarowinds has always had a big draw and seems to keep getting better and bigger each year. This year there will be six mazes: Fury-old military experiment base, Defex-mutants, Dead Inn-don’t check in!, The Asylum-guess, Camp Killauee-ode to old horror flicks, and Cornstalkers-the classic Halloween corn maze. There will also be three scare zones: Feeding Frenzy-can’t do anything these days without vampires, The Cemetary-zombies of course and The Playground-no idea but the pictures look creepy. The last of the main events are the live shows called Eternal Jamnation and Creatures of the Night. These live shows come on at various times on Friday, Saturday and Sunday night. There is also something called Last Laugh 3-D. Not sure what this is but it does involve clowns. Nuff said.
As I stated earlier the entrance is on the Fort Mill side of the park. The park opens for Scarowinds at 7pm and runs until midnight or 1am depending on the day. Pricing varies by date an is not inexpensive. I recommend buying online as there looks to be a discount if you do. The VIP Pre-haunt add on looks pretty fun too. For a fee you get there at 5:45pm for some interactive maze fun. They also have what they are calling the Fright Lane. Again for a fee you front of the line maze access.

Almond Glen is a new home community in Fort Mill SC or Indian Land SC depending on who you ask. The builder is Eastwood Homes. Eastwood has a great reputation in our area for building solid homes and putting together nice, friendly feeling neighborhoods. Almond Glen is no exception. There is quaint feeling to Almond Glen that you don’t get from many new home neighborhoods in this price range. It is a combination of the rolling hills you drive over and the usual great job Eastwood has done with the elevations. (If you are not familiar with what elevations are let me explain. Elevations are what you call the front view of homes in a neighborhood. Some builders don’t pay much attention to this and what you get is a community that seems like you are looking at one home after another that all look the same. They really aren’t but if it feels like they do then it doesn’t really matter.) The homes have different brick/stone/vinyl accents, different gables, different colors, etc. For the price you also get a pretty good sized home. Almond Glen’s homes are mostly two story, run anywhere from 2ooo square feet to 3000 square feet, are mostly three and four bedroom plans but there are a few 5 bedrooms in the neighborhood. It is not a huge community but for amenities it does boast a pool with small clubhouse and a playground. Also, Almond Glen has a great location. It is tucked away off of a side road so it is relatively quiet, but it also is right next to the NC border not very far at all from Charlotte.

One of the great things about living in the Fort Mill area are the number of fun places we can visit and the things we can do to entertain ourselves. I often ride up to Charlotte to grab a bite to eat or see a show but if you live in the Fort Mill/Rock Hill region you can’t get away from the outdoors. It’s not that I am the naturalist type, it’s just that it is enjoyable to me to take off away from the bustle and spend some time out of doors. (get away from my computer and phone) The Kings Mountain State Park is perfect for this type of getaway. It is not that far away, and has many amenities that a mostly city boy needs.
Kings Mountain State park is a big, hilly, woodsy park that sits on 6, 833 acres that stretches across both York and Cherokee counties. The Civilian Conservation Corp originally built the park in the 1930′s and has been a regional favorite ever since. Kings Mountain has two lakes with boat rentals and streams for fishing and almost 35 miles of trails. The trails are for hiking and equestrian use. There are 115 ”modern” campsites with electric and water hookups plus 10 “rustic” tent sites. A 15 site campground is designated for equestrian users.
One of the more popular sites at the park is the Living History Farm. The farm is a realistic replica of a 19th century South Carolina yoeman farm typical of most Piedmont farms found in the early to mid 1800′s. There is a house, a barn (imagine that), a gin, as well as gardens and farm type animals including cows, chickens and a herd of friendly cats. The park and farm have regularly scheduled events that brings in local crowds and is adjacent to the Kings Mountain National Military Park that was the site of an important battle in the War for Independence. Should I paint and clean up my Fort Mill house or just lower the price for what it will cost to make the improvements? I get asked that question a lot. I mean all the time. And if people are not asking they are telling me they will not lift a finger to improve their Fort Mill home. They don’t say it like that but it’s what they mean. If I was living in a sitcom this would be the point I get up and bang my head into the wall. Appearance sells folks. It does not matter if it is a six figure investment or a piece of chewing gum. People will choose the best looking option most often.
Most buyers today want to walk into a home that is ready to move into. They are home buyers, not handymen. They have jobs, they have families, and the last thing that most people want to do is move into a Fort Mill home that they will be doing updates on every weekend for the next few months.
Statistics say that when a buyer looks at a “problem” area, they will estimate that it will cost three times more than it actually will cost. For instance, if they see carpet that is old and worn and they know it needs replacing, they will estimate that it will cost them $1,500 to complete these repairs, even though in reality it would only cost about $500.
A 2011 Smart Money article, “The Psychology of Real Estate” outlined several interesting suggestions such as color bias, photo bias, and other neuro-centric perceptions related to real estate. Some of the highlights about potential real estate buyer’s perceptions according to ODU’s ongoing research and the Smart Money article suggest the following:
” The people who viewed the pictures that included the pink room estimated the home was worth an average of $3,500 less than the price opinion of those who saw the pictures without the pink room, far more than the cost of painting the room before putting the house up for sale.” I didn’t add a picture of the pink room, just take my word for it.
“What’s more, superficial things like a room painted an ugly color can make people less likely to buy a house—even though fixing such a problem is as cheap as a couple cans of paint.” I can’t stress this one enough even though I know it might be hard to believe. The number of times I have had buyers rule out a house because of color inside or out is eye opening. I have buyers who when they are keeping track of the Fort Mill homes they see will refer to a place as “the one with the hideous wall paper.” Even if you love the color, if it is loud or different, change it. Go neutral.
In today’s economy, it is understandable that you don’t want to spend the time or money to fix up a home that you are about to sell, but remember the consequences. Appearance sells people. Find the time or money.

Fox Ridge is a new home community located in the Indian Land, Lancaster County part of Fort Mill SC. To call Fox Ridge new is a overstating it. It has been around for a few years and two of the original three builders pulled out but Timberstone and DR Horton are in there now and are still building some pretty nice homes. Yes folks, contrary to popular media beliefs, people are still building and buying homes. Just don’t look for the $400K style homes in Fox Ridge anymore. Now a days it’s more like upper $200K.
Fox Ridge is also one of those neighborhoods that has a great location, especially if you work in Charlotte. Just off of 521 it is convenient to the local shopping and dining establishments as well as twenty or so miles from Uptown Charlotte. Being nestled up against the Bailes Ridge Walking Trail is a nice perk too.
What else? Access to great Lancaster County schools. (Yes, I know everyone loves Fort Mill Schools but check with the school district websites before you rule out Fox Ridge) There are basement homes available. Amenities besides the walking trails include a private pool and a cabana. That’s about it.
