Look at Concord Real Estate While You’re Snowed In

iceyWhy look at Real Estate in Concord while you are snow in and at the computer?  Why — Because Concord is the place to be for your next home.  With price’s gradually rising and interest rates about to make their spring move upward, now is the time to check out Concord for a new home purchase.

Inventories are dropping and it seems that first time homebuyers are the ones who are jumping on the opportunity of the tax credit and overall low prices.  The following is directly from the National Association of Realtors.

“An NAR practitioner survey shows first-time buyers purchased 43 percent of homes in December, down from 51 percent in November. Repeat buyers rose to 42 percent of transactions in December from 37 percent in November; the remaining sales were to investors.”

Don’t get caught out in the cold as these deals are awesome in Concord right now.  Some very high end neighborhoods have seen foreclosures, such as Carriage Downs and Pine Creek, and those folks who are taking advantage are going to be sitting on a great nest egg when the market in Concord and Kannapolis are in full swing.

Highland Creek, Moss Creek and Carriage Downs in Concord NC saw sales in the past two weeks that were virtual steals;   respectively

1513 Wheaton Way in Carriage Downs at 2450 sqft, 4 beds and 2/1 baths sold at $255000.

With an average of thirty days to close a home start looking now and avoid the bottleneck during April when everyone else is buying.   Now wouldn’t Valentine’s Day be a great day to close on your new home?

Imagine a new home for a new year in Concord NC

concord_house

As the New Year approaches, so should your thoughts about a new home in Concord.  With all time lows in the mortgage rates and new lows in home prices, Concord is a great place to start 2010.

Concord prides itself as a bedroom community of Charlotte with better schools, lower taxes, a more rural setting and the convenience of the Downtown Charlotte amenities within 20 minutes.  Concord has its own wonderful things going on like the parade of homes, new and exciting restaurants and huge YMCA facility that is only 3yrs old.  You can hear the housing market in Concord reaving up like the Coca-Cola 600 Nascar race which Concord hosts every year.

If you are into cars you should check out the Concord Drag Strip off Bruton Smith Blvd.  There are plenty of hotels and the Concord Mills Mall to shop at while visiting your next city for home buying.  While you are here you should check out a few neighborhoods like Gable Oaks, Beverly Hills,  Highland Creek, or Laurel Park

During your home search in Concord maybe you can check out a Panthers or Bobcats game.  If you are into hockey then 2 hours away are the Hurricanes.  With the mountains only 2 hrs away and the beach only 3 1/2 hrs away, Concord is truly a destination for the discriminating.

In the City of Concord 63 homes have been sold, and 33 homes are pending since December 1st of this year, if that doesn’t prove that the market is going well than nothing will.  There are deals to be had so done get had when the deals run out.

The Best Deals In December For Kannapolis and Concord

kannapolis_pine_creekOut of the 124 homes sold in Cabarrus County, the biggest steal of the month was in Pine Creek in Kannapolis NC.  This Mansion on Richwood Circle sold for under list price ($999,900) at a total of $927,000.  The tax value was close to $2million.  This home had a total living area of 10629 sqft. Personally I would get lost in that. If you haven’t thought that deals are out there to be had, look at this amazing sale in one of the most desirable areas of Kannapolis

Imagine doubling the equity in a purchase on the day you closed the deal. That is just what this buyer did in Kannapolis in 2009. By making you home an investment that is just what these people did.  Now don’t you feel foolish for not actively seeking a home.

If that price range is too scary you should see the lowest home sold in Concord NC on Fink Ave.  The tax value is just over $60,000, the list price was $34,000 the sales price was $12,500.  Holy Smoke what deals are to be had out there in this market.  Look out, another smart shopper in the city of Concord.

Don’t let opportunity pass you by in 2010. Check out what is available in Concord or Kannapolis this year and increase your net worth and happiness.

Buy a home in Concord during the holiday season!

santa

Buying a home for the holidays is a great way to show them how much you care.  Renting a home makes someone wealthy but it is not the renter.  When owning a home through financing, every-time you make a payment it’s like putting money in the bank.  With writing off your interest and building equity a home is most people’s major investment.  And there is no better place than Concord.

Concord NC is one of the best places to make that investment a reality. Take one neighborhood for example, Carriage Downs, this prestigious neighborhood with all brick homes on huge wooded lots have an average list price of $344,750 and the average sale price is $279,900.  This is an opportunity in the making with 12 homes on the market and two that are active without conditions, Carriage Downs is a neighborhood that should appreciate in value tremendously.

With the wonderful schools in Concord and the low taxes that Cabarrus County has to offer, Carriage Downs is a place to make your new home.

If Santa leaves you a few extra bucks maybe you should look at Kings Crossing which is adjacent to Carriage DownsKings Crossing is where the original blue blood’s from Concord   bought in the 1980’s up to the present.  The average listing price is $619,112 the max is over $900,000 and these homes are worth it.  These homes are unique mini-castles, thus the name Kings Crossing.  There are 8 homes in Kings Crossing for sale and they are walking distance to the very upscale private school of Concord called Cannon School.  If you are looking for a great education for your children you need not go searching any further.

Let Santa give the gift of Home with elegance, style and entertainment that you and your family desire, and don’t forget to leave cookies and milk out for the Jolly Fat Man.

Concord Housing Market Heating up in the Cold of Winter!

concord

With Christmas on the way the market  in Concord  is heating up in the chill of winter.  Since the 1st til December 10, 2009, 102 homes have been listed for sale in the Concord area.  47 homes in Cabarrus County are back on the market.  This means opportunity for those who are looking to buy a home.  With the tax credit extended until April , now is the time to start your search.  In that time period 43 homes have been sold and 39 homes went under contract.  This is a time when you should buy at a virtual steal.   The old saying of buy low and sell high applies now more than ever.

Nationally we have had 9 consecutive gains in pending home sales which means the intelligent buyer is out and about.  Don’t be caught with rising interest rates that commonly go up in the spring and summer months when yards and landscape are in bloom.

The foreclosure market is giving us all deals on the McMansions in neighborhoods like Beverly Hills, Highland Creek,  or even in the desirable  Laurel Park.  The New Home market is seeing awesome deals picked up at never before seen prices in the bedroom communities of Charlotte like Locust, Mount Pleasant, Harrisburg and Concord.   Cabarrus County with Concord in particular are growing areas and after living in Concord myself for 14yrs. The changes have been breathtaking.

Come and Visit some neighborhood like Magnolia Springs in Harrisburg, Carriage Downs or Afton Village in Concord and I am sure you will want to stay.
